What is Ejari?
Ejari is a mandatory online system that registers all types of tenancy contracts in Dubai.
It was introduced by the Dubai Land Department (DLD) in 2007 to unify leasing contracts and protect the rights of both tenants and landlords.
Since 2010, unregistered agreements have no legal validity.
Upon completion of the rental contract registration, the system generates an Ejari certificate, which features a unique number and a barcode. They are necessary when applying for:
– Water and Electricity (DEWA) Connection
– Telephone and Internet Connection
– Residence Visas, etc.

Registration is required not only for the execution of a contract but also for the renewal and termination of lease agreements.

- Copies of the Landlord's and Tenant's Passports
- Landlord's and Tenant's Emirates ID
- Title Deed of the Rented Property
- Security Deposit Receipt
- Original Tenancy Contract

Ejari Cancellation
- Copies of the Landlord's and Tenant's Passports
- Landlord's and Tenant's Emirates ID
- Copy of the Tenancy Contract and Ejari Certificate
- Letter of Termination From the Property Owner
- No Objection Certificate by the Property Owner
Without the previous Ejari cancellation the tenant will not be able to obtain a certificate for the new premises, and the landlord will face problems when settling other tenants.
